How many sets of house plans do I need? ›

You should purchase enough sets to get you through your build because printed blueprints cannot be copied. We recommend purchasing a minimum of five sets because typically you'll need to supply copies of your home plans to your building department, lender, builder and subcontractors.

The home's exterior footprint, openings and interior rooms are carefully dimensioned. Important features are noted including built-ins, niches and appliances. All doors and windows are identified. Typically this section also includes the square footage information.

A 2 bedroom house plan's average size ranges from 800 - 1500 sq ft (about 74-140 m2) with 1, 1.5, or 2 bathrooms. While one story is more popular, you can also find two story plans, depending on your needs and lot size.

Craftsman house plans and modern farmhouse home plans are also prominently displayed, as Craftsman and farmhouse are 2 of the most popular architectural styles. That said, other styles are represented in this collection as well, such as modern house plans which are rapidly growing in popularity.

The average cost of drafting house plans is $700 to $1,500 for pre-drawn plans and $2,000 to $10,000 for custom house plans. Residential drafting fees and blueprints cost $0.35 to $5.00 per square foot. Drafting services charge $30 to $120 per hour.

How Long Does It Take an Architect to Draw Plans? Four to six months is the time it takes to go from ideas in notes and pictures to a full set of heavily-detailed technical construction documents that a construction team can use to create your family's dream custom home.

In a construction project, it is your architect's job to produce the initial floor plan. As interior designers, it's our job to take the architect's model and use it to create a space plan with furniture. In some cases, we will collaborate with your architect on the kitchen and bathroom layouts.

In addition to the front exterior, your drawing set will include drawings of the rear and sides of your house as well. These drawings give notes on exterior materials and finishes. Particular attention is given to cornice detail, brick and stone accents, or other finish items that make your home unique.

The notes are precise directions for your builder. Important features such as built-ins, niches, and appliances are noted. Doors and windows are identified and specific sizing can be found on window and door schedules. *Framing is not included.

In a property with a split bedroom floor plan, the main bedroom or suite is separated from the rest of the rooms in the house. The living room and kitchen are the two most important rooms in the house. Make the entire living area as one open space, so the house would feel more spacious. In an open house floor plan, the light will flow further inside making the house much brighter.

Floor Plans — These drawings, usually one sheet for each floor, unless it's a small home, are really the most important drawings in your set of plans. They are drawn to ¼" = 1'-0" scale and include most of the critical dimensions and specs needed to build the home.
